Bay Grove Residences, Phase 1 is the opening release of Nakheel’s beachfront community on Dubai Islands, the 17-square-kilometre island destination off the Deira coastline. Unveiled by Nakheel, a member of Dubai Holding Real Estate, in October 2024, the first phase introduced four residential buildings and 296 homes within the island’s Marina District, on a plot that looks out over the water and the rapidly forming island neighbourhoods around it.

The architecture is calm and contemporary. The four buildings, referred to in project documentation as B1 to B4, are linked by a green podium that carries an infinity pool, podium gardens with shaded seating and planted pathways, and a raised ocean pool. The effect is a single landscaped platform shared by all four buildings, so residents move between gardens, pools and the waterfront without leaving the community. Facades are organised around generous glazing and private terraces that open towards the sea and the landscaped core.

The residences range from 1, 2 and 3-bedroom apartments to 4-bedroom duplexes and penthouses, which matches the unit types Lux Abacus lists for this phase. Floor-to-ceiling windows bring natural light deep into the plan, and most homes have an ensuite principal bathroom and dedicated wardrobe space. Nakheel specifies engineered stone countertops and lacquered kitchen cabinetry, with interiors finished in soft tones and warm wood accents. The larger duplexes and penthouses add the kind of volume and terrace space more often associated with villa living.

Amenities are designed for daily use rather than display. Alongside the infinity pool and raised ocean pool, residents have a clubhouse and residents’ lounge, a fully equipped fitness centre with multipurpose training and yoga facilities, children’s play areas, family and children’s pools and shaded outdoor seating. Independent listings also record a co-working space, a running track, cycle paths, barbecue areas and a pet wash station, supporting a community where families, professionals and second-home owners can live comfortably all year.

Dubai Islands is planned around roughly 20 kilometres of beaches, marinas, parks and hotels, and Bay Grove sits close to the island’s Crystal Beach. The new Infinity Bridge connects the islands to Deira and the wider city, and Nakheel quotes a drive of around 20 minutes to Dubai International Airport and roughly 24 minutes to Downtown Dubai and Dubai World Trade Centre. For a waterfront address, that is an unusually short journey to the airport and to the historic heart of the city, and the island’s hotels, beach clubs and parks are planned to add everyday leisure within walking distance.

Phase 1, now under development, suits end users who want a beachfront home with family amenities on the doorstep, as well as investors looking for a well-defined product in one of Dubai’s principal new coastal districts, where supply of completed beachfront stock remains limited.
