DO Hotels and Residences is a low-rise, hotel-managed collection of 120 fully serviced homes on Dubai Islands, created by One Development in collaboration with Amr Diab, and positioned as the world’s first boutique hotel and residence built around artificial intelligence, music and wellness. It is a genuinely unusual product for Dubai, and the concept is not decorative: it determines the plan, the amenity programme and the way the building is run.
The site is on Dubai Islands, the Nakheel masterplan off Deira that has become the emirate’s most closely watched new coastal district. Residents have the beach and the promenade on their doorstep, the marina and Canal Walk within a short walk, and Deira Mall, the island golf course and the Infinity Bridge crossing to Downtown Dubai a few minutes’ drive away. Architecturally, DO is deliberately low-rise and horizontal, stepping back toward the water so that terraces widen as the building rises. Artificial intelligence sits underneath all of it, controlling climate and lighting to learned preferences, handling access by facial recognition, and putting housekeeping, valet, dining, in-residence service and concierge requests into a single app.
Every residence is delivered fully furnished and fully finished, which is the practical consequence of hotel management. The unit mix runs from studios of approximately 459 square feet through one bedroom homes at around 831 square feet, two bedrooms at approximately 1,265 square feet and three bedroom residences at roughly 2,119 square feet. Pricing opens at AED 1,050,000 for a studio, AED 1,980,000 for a one bedroom, AED 3,000,000 for a two bedroom and AED 5,500,000 for a three bedroom. The payment structure is 20 percent at booking, 30 percent across construction milestones and 50 percent on handover, which is scheduled for Q4 2027. An alternative 60/40 construction-weighted plan has also been marketed on selected releases.
For owners, the commercial logic is straightforward: a professionally operated, fully furnished serviced residence on beachfront in an under-supplied district can enter a managed rental programme immediately at handover, while the owner keeps freehold title, personal-use allocation and the option to sell into a market where comparable operated stock is scarce.
